How long can 543 acres sit beside Bellwood Lake without anything being built on them? According to the Tyler Morning Telegraph's 2019 report on the Bellwood Park sale, the answer is decades. The tract changed hands several times over a generation, mostly between land speculators who held it and waited. For people in The Cascades, that ground has been part of the west-side scenery for as long as most of them have lived here.
That changed this year. Bellwood Park began opening buildings in 2026, and the order matters. A bank opened first. Restaurants are close behind. A 55,000-square-foot sporting goods store breaks ground next month. Taken together, they show the west side of SW Loop 323 slowly picking up the everyday stops that used to mean a drive to South Broadway.
Owned for a Generation, Built On for the First Time
The Bellwood Park story is mostly a story of plans that fell through. In 2008, a group of investors looked seriously at building a hotel and conference center on the property. The Great Recession hit at the same time, and the group dropped the idea.
In 2019, Dallas-area developer Provident Realty Advisors bought the tract. The broker who represented Provident told the Tyler Morning Telegraph it was the first time a real developer had owned the land with plans to build on it. The paper also put the scale in local terms. The property is about seven times the size of the Village at Cumberland Park, the shopping center that set off a decade of growth on Tyler's south side.
The sale offering sketched an ambitious mix: more than 100 single-family homes, more than 250 estate lots, and more than 2,800 mixed-use units, plus 52 acres for commercial and retail use, a 5-acre amenity center, and 99 acres of parks and green space. These figures came from offering documents when the land was sold. They are early concepts, and none of them describes something already built. Two years later, the property owner, Bellwood 323 2019 LP, asked the city for a Public Improvement District, a tool for financing roads and other public infrastructure inside the development.
So for most of this decade, the tract existed mainly as zoning, financing, and planning documents. The difference in 2026 is that buildings have opened.
A Bank Went First
The first business to announce an opening was Southside Bank. Its Bellwood Park branch at 1839 S. Southwest Loop 323 began serving customers on Monday, March 2, 2026, and it has a drive-thru and a drive-thru ATM. In its announcement, the bank said the Bellwood Park area "continues to see steady residential and commercial development."
A bank branch is a careful kind of first tenant. Banks open where they expect people to keep showing up for years, and this one picked the west Loop. That same season, smaller places opened along the same stretch of road. The Brewcery, a juice bar and café, opened in late February at 713 WSW Loop 323, Suite K, as the Tyler Morning Telegraph's March Business Beat reported. By early June, KLTV reported that a car wash had opened along the west Loop, though it did not name the business.
Food Is Next
Restaurants make up the second wave. They matter most on an ordinary weeknight, and until now, most of them meant crossing town.
Chipotle Mexican Grill is building its third Tyler restaurant at the southwest corner of Robertson Road and Southwest Loop 323. The Tyler Morning Telegraph's August Business Beat places it in the 543-acre Bellwood development. The 2,385-square-foot building will have a drive-thru. Construction started March 1, and the state filing scheduled completion for October 20, 2026. That date is nine days away. A scheduled completion date is not an opening date, and no opening had been announced as of this writing. Tyler's two existing Chipotle locations are at 4751 S. Broadway Ave. near Broadway Square Mall and 8916 S. Broadway Ave. at The Village at Cumberland Park.
More plans have stacked up along the same part of the Loop:
- 1575 S. Southwest Loop 323: Jersey Mike's Subs filed plans for Suite 500, with construction scheduled from June 8 to September 14. In March, the plan called for a September opening, and no opening has been confirmed since. Sport Clips, Smoothie King, and Glow Nails & Spa were named as planned tenants in the same center.
- 1500 W. Southwest Loop 323: Joamia's Kitchen announced a second Tyler location in the former El Chino space. No opening date had been given as of late August.
- 1400 WSW Loop 323, Suite 20: F Is for Fish, a local seafood restaurant, was expected to open in mid-May.
- 301 S. Southwest Loop 323: LOCAL Car Wash announced its third Tyler location on the former Splash-N-Dash site and planned to open this winter.
None of these openings has been confirmed in local reporting as of October 11. Jersey Mike's official Tyler store page still lists only its Foley's Plaza location at 4754 S. Broadway. Checking a business's own page or social accounts before driving over is the safest approach this fall.
The Big Store and the Empty Pads
The third wave is larger, and it is set for next year.
Academy Sports + Outdoors plans a second Tyler store, a 55,000-square-foot building on Roberson Avenue near South Southwest Loop 323 and Earl Campbell Parkway. A Texas Department of Licensing and Regulation filing values the project at $6 million and schedules construction to start in early November and finish by March 2027. The only Academy in Tyler today is at 8668 S. Broadway Ave., near The Village at Cumberland Park. That makes two Tyler chains, Chipotle and Academy, whose new west-side stores give this side of town an option it lacked when either brand arrived in the city.
Some of the space nearby is still waiting for tenants. In June, the Tyler Planning and Zoning Commission unanimously approved a final site plan amendment for four retail buildings and one quick-serve restaurant on about 9.65 acres near Loop South 323 and Robertson Road. No tenants have been announced. City of Tyler planning director Kyle Kingma told KLTV the amendment followed an earlier version of the plan: "Back in 2022, they proposed a little bit more retail for that part of the west side development."
- March 2, 2026: Southside Bank opens at 1839 S. Southwest Loop 323.
- June 2026: The commission approves the 9.65-acre retail site plan at Loop 323 and Robertson Road.
- October 20, 2026: Scheduled completion of the Chipotle at Robertson Road and Southwest Loop 323.
- Early November 2026: Construction scheduled to begin on the Roberson Avenue Academy.
- Winter 2026: Planned opening of LOCAL Car Wash at 301 S. Southwest Loop 323.
- March 2027: Scheduled completion of the Academy.
The Club's Calendar Stays the Same
On the other side of the Loop, The Cascades kept its usual schedule. The 56th M&P Group Texas State Open returned to Cascades Country Club July 28 through 31. It was the club's ninth straight year as host and its 15th time overall, according to the Tyler Morning Telegraph's tournament preview. The field included former PGA Tour winners Sean O'Hair, Kevin Stadler, and Sung Kang, and KLTV reported that Tony Romo was returning to play again. Spectators got in free, parked at the All Saints football field, and rode shuttles that started at 6:30 a.m. Matthew Watkins won for the second year in a row at 21-under 259.
The lake keeps its own schedule too. Last winter, KLTV found American white pelicans on Bellwood Lake and Lake Tyler. These are birds of about 16 pounds with a nine-foot wingspan, and they stay in East Texas for the cold months before flying north in February and March.
Some of the 2019 ideas for Bellwood Park looked toward the water. The broker on the sale told the Tyler Morning Telegraph that resort-style hotels had discussed putting "something back on the lake back there." Nothing like that has been announced. What has arrived instead, at the Loop end of the tract, is everyday business: a bank, a juice bar, a burrito line with a drive-thru, and a sporting goods store going up this winter.
Change on the land next to an established community can affect how buyers see the address.
